It is important to inspect your roof regularly and to make little fixes as needed in order to prevent costly repairs down the road. Some signs that your roof needs to be completely replaced are obvious, such as water leaking through the ceiling, but other signs require a proper, thorough inspection.
Here are some warning signs that it might be time for a new roof:
The most common sign that you need a new roof is the age of your roof. Roofs do not get better with age. Most experts agree that roofs are designed to last between 20 and 25 years. If you have the common asphalt shingle roof and have had it for over 20 years, it’s most likely time to replace your roof. This is especially the case if your roof was installed over several other layers of roofing.
If your roof’s shingles are starting to curl, this is a sure sign that you need a new roof. Curling is a common problem on roof shingles and some of the causes include incorrect installation, poor quality of materials or just natural wear. When shingles curl, they can allow water to seep through your roof which could cause serious structural damage. Once shingles have curled or buckled, there is no way to reverse the process and the best solution is to replace your roof.
Missing shingles are another sign your roof is in trouble and might need replacing. Strong winds, falling tree branches and repeated freezing and thawing cause shingles to be pulled off your roof. Missing shingles create openings through which water can enter and damage your home. It is imperative that the missing shingles be replaced as soon as possible
If you notice a substantial amount of shingle granules in the gutters and you have had your roof for quite some time, this could mean that your roof is potentially in trouble. Granules help protect shingles from the sun, so once the granules fall off, the quality of the roof begins to deteriorate much faster than normal. Typically, roofs tend to lose more granules toward the end of their life cycle, so it is important to pay attention to the contents in your gutters.
Seeing sunlight through the roof boards isn’t a good sign. If light can get in through the attic, that means rain, cold air and snow can as well. It is recommended that you check for water stains and if you happen to notice any, keep an eye on them. If the water stains change in shape or size then there is an active leak and your roof may need to be replaced.
