That’s why we proudly participate in GAF’s WellRoof Plus Program, an annual or semi-annual preventative maintenance program that aims to prevent costly roof repair issues through routine inspection. This unique program not only helps commercial property owners avoid leaks and interruptions in product guarantees, but also increases tenant/occupant satisfaction.

How Does the WellRoof Plus Program Work?

Certified Maintenance Professional

Take advantage of GAF’s WellRoof Plus Program by simply contacting Chinook Roofing, a designated GAF Certified Maintenance Professional (CMP), to get the program established and schedule your first roof inspection. Participation in the program extends the owner’s GAF Diamond Pledge NDL Roof Guarantee by 25%. Chinook Roofing will inspect the roof each year, perform any maintenance needed to keep it watertight, and submit all required documentation to you and GAF to ensure guarantee coverage is properly maintained.

What Happens During a Roof Maintenance Visit?

During a maintenance visit, Chinook will evaluate the condition of your roof and recommend ways of extending your roof’s service life. We have a roof maintenance team that’s trained to know what to look for and uses the latest repair techniques specific to your building’s roof type. A few of the things we look for during this visit are:

  • The condition of roofing material
  • The watertightness of your roof
  • The effectiveness of your insulation
  • Proper ventilation

Why Should I Sign Up for This Program?

The WellRoof Plus Program helps our property owners rest assured that they are taking a proactive, rather than reactive, approach to roof maintenance. In other words, instead of responding to roof leaks as they occur, the property owner can implement this program to prevent problems from occurring in the first place, saving them a great deal of expense and headaches over time. Here are three good reasons to sign up:

  • According to the National Roofing Contractors Association, preventive maintenance adds 30%-100% service life to a commercial roofing system. Over the life cycle of a commercial roofing system, repair costs could be triple the cost of a preventive maintenance program.
  • Many building owners do not have commercial roof management in place. Because of this, roofing-related decisions are typically made with incomplete information; therefore, approximately 85% of roofs are replaced unnecessarily.
  • Based on a 15-year industry study, a proactive maintenance program lowered the average life-cycle cost of a roof to 14 cents per square foot.  A “reactive” maintenance program — where the contractor is called in only after problems are discovered — costs 25 cents per square foot.
