The SEAL Maintenance Program starts with a thorough routine roof inspection that complies with and investigates all properties that align with all roofing standards. The following roof elements are considered during a commercial roofing inspection.
This step of the inspection considers all exterior wear and tear of a building. Signs of major and minor leaks are investigated. Staining or missing mortar along the exterior walls are all scrutinized. Even when it looks like there are no signs of a problem, the metal work and parapets could be an underlying issue.
Once the exterior has been thoroughly inspected, the interior comes next. SEAL technicians look for any leaks and deterioration along the internal building walls. The ceiling along with the bottom side of the roof deck (if available) are also investigated throughout this portion of the inspection.
This step requires a thorough inspection of the flashings of the roof. For those who do not know, flashing helps direct the flow of water around openings. Flashing is a heavily trafficked by water, hence why it is such an elemental part of Chinook’s SEAL Maintenance Program. All base flashings, counter flashings and fascia flashing/copings of the roof perimeter are checked. Furthermore, SEAL technicians also check for leaks, staining, missing mortar, lifted edges, term bars, and debris build up.
Next, the field of the roof is inspected. The field can commonly be a victim of excessive foot traffic, membrane overlaps and other trades damage. SEAL technicians will clear gutters, drains and downspouts. Additionally, they will inspect coatings, strainers and clamping rings. Lastly, an examination of any oil deposits, surface contamination, soft area, vandalism and ponding water issues is inspected as well.
Finally, all HVAC units, duct work and any accompanying electrical work are checked. Not to mention, pitch pans, plumbing vents, positive flow vents and roof vents are inspected for excessive wear or defects.
